    CAVEAT EMPTOR is Latin for "let the buyer beware". Buying real estate and property in Italy can be and is a challenge. Please note: The real estate agent, the property owner or the person showing or inspecting the property for you, need not tell you or are they obligated to inform you of any deficiency about the property. As a prospective foreign buyer, you need to hire:
    1. Someone you can trust to inspect the property for you and provide in writing (English or in the language of your choice), the actual condition of the property inside and out with recommendations for any additions, modifications and/ or correction to structural, electrical, heating, sewer, etc. to property and/or bring up the property to current building code. Any cost estimates in Euro for additions and modifications should accompanied this property inspection report.
    2. Someone to guide you through the Italian real estate maze. Based on what I have read in other forums, it is normally NOT the real estate agent.
    There are hundreds, if not thousands of agencies, individuals that will rent or sell property to you in Italy. Buying and renting property in Italy is a lot different than in the States. You do not have the same safeguards and consumer protection than what you are used to let's say in Virginia or California.

    Be sure you not only checkout the property but also the real estate agent and their respective company. Some companies in Italy and elsewhere may have web sites that will catch your eye and/or offer to take the burden out of buying property in a foreign country. It is incumbent upon you to legally buy the property and to pay the required taxes.

    It should be noted that there are companies in Italy that for a "fee" will assist the foreign buyer (read non-Italian) with their real estate transaction. While this may allow a certain comfort level, be sure to checkout and verify these types of companies are legimate. You do not want your "Italian Dream House/Apartment" to become your worse nightmare.

    Several of the above web sites for properties, rentals or real estate agents/companies have been mentioned in various forums on Expats In Italy or slow travel italy.

    The above is only a sampling of what is available to you if you are looking to rent or buy in Italy. I am sure everyone may have a favorite real estate agent or company (Immobiliare) and to the best of my ability, I will update this blog entry with your suggested additions.

    Nothing can spoil the enjoyment of your trip, vacation or travel in Italy than a strike, demonstration or protest march. While most of these events are non-violent, it is best to stay clear of the strike, demonstration or protest march for your personal safety.

    You need to be aware of strikes, demonstrations or protest marches because they may affect your travel or transportation plans while you are traveling to/from Italy or when you are in the country. A few years ago, my departure from Italy was delayed by a day and a half by a baggage handlers's work stoppage at Malpensa Airport (Milan). Fortunately for me, American Airlines, provided lodging, meals and transportation from and back to the airport. However, one may incur additional expenses for missed or delayed arrival for reservations for lodging plus unexpected expenditures for additional meals, transportation, clothing, etc.

    One last reminder, do not pack your required medications in with your luggage! I cannot tell you how many times, I have spoken to individuals seeking assistance about getting their medications from their checked luggage or finding a drug store/pharmacy to refill a prescription for a required medication because of delayed or lost luggage.

    The U. S. Embassy in Rome and the Consulates in Italy are a resource open and available to all U. S. citizens and visitors.

    For those U. S. citizens living in Italy, it is suggested that in the event of emergency either locally in Italy or a family member back in the States, that you should register at the Embassy or at one of the Consulates. One does not have to do it but you never know when you will need the assistance of the U. S. Government. The Office of American Citizens Services and Crisis Management (ACS) exists to serve Americans traveling or residing abroad. There has been a name change on the Rome Embassy web site. ACS is now called U. S. Citizen Services.

    Have a wonderful Turkey Day (read Happy Thanksgiving) wherever you are.

    Many of the above links are in Italian.     I know in the States that calling 911 (Emergency Response/Police/Fire Department) from some VOIP vendors setups do NOT function correctly. As a potential user of VOIP, it is YOUR responsibilty that you verify and confirm that the VOIP from the vendor that you select operates correctly with the critical phone numbers that you need to dial in Italy for Police, Fire, Ambulance and other emergency services.

    To the readers of this blog entry, I am seeking more web sites on food stores in Italy. Please feel free to submit your favorite links (URLs) to me via this web site.

    The list above is for medium to large chain food retailers in Italy. They are not an "alimentari" which is a small grocery store (mom and pop) operation. However, some of these chain food store retailers have smaller stores depending on location but they are not to be confused with the local and neighborhood alimentari. Some of the above chain food retailers are only in specific Regions or Provinces of Italy. A few of the above are headquartered outside of Italy and are Pan-European or International operations in scope, e.g., Carrefour, LECLERC, Lidl, Penny Markt.

    When my wife and I have rented a house in Italy for our vacation, we will shop at one of the large chain food stores, e.g. Esselunga, Coop, etc. for a large grocery order. Then, we will either go to one of the local open air markets for produce, fruits or an alimentari (small grocery store) if we forgot something.

    One think to keep in mind, when you are at one of the counters (bread, deli, hot foods, produce, etc.) at one of the larger food chain stores, know what you want to order in advance. The person behind the counter will get very impatient with you if keep her/him waiting because there are other customers wanting to get in and out of the store. It is not a time to use your limited language skills. Please come back at a later time when it is less busy and usually, the counterperson will take the time to assist you with your selection and purchase.
